Jana Hughes, our founder, combines years of interior design, project management and property investing expertise with a dedication to creating comfortable and sophisticated interiors for both investors and home owners.

Jana knows first-hand how a beautifully (and cleverly) designed interior can influence the happiness and wellbeing of home owners, or increase the percieved value of a property for an investor. Her winning formula of buying rundown properties and adding value with interior design has given her a beautiful home and property investments that stand out on the market and consitently earn 5-8% ROI.

She founded ESTUDIO JANA to help others achieve the results she’s had and to continue to do what she loves: creating beautiful interiors for ordinary people at reasonable budgets.

We apply a combination of design thinking and property market analysis to our projects. It is how we ensure we add value beyond our fee.


STEP ONE: FUNCTION

HOW WILL IT WORK?

Design begins with the practicalities. Buying a property is always an investment, be it for a home or for an income. So the aim for the design is to get the best value for money invested.

If it’s to be a home, then who will live there? What are their needs, their lifestyle? What is the affordable budget? Should circumstances change and they need to sell or rent, will they recoup costs or even make a profit?

If it’s to be a rental property or a flip, then how will it make money? Who will rent or buy it and for how much? What will the potential buyers or tenants be looking for? Which upgrades will give the best returns for money spent?

We start by defining the design strategy, which then informs the space planning and sets the budget for the renovation.


STEP TWO: FORM

HOW WILL IT LOOK?

It wouldn’t be interior design if we didn’t consider the emotional value of beauty. Here we look at the bones of the property: what elements do we need to accentuate, reveal, take away or add to make the space beautiful to the eye, touch and feel? What style will suit the building but also the taste of the home owner or potential buyer/tenant? How do these ideas fit with the conclusion of step one?

Here we define the design concept which then guides the selection and specification of materials, colours, textures and furnishings.


STEP THREE: METHOD

HOW WILL IT BE BUILT?

There are many ways to build something. Depending on the skills and budget available on each project we consider the construction process and cost it as part of our design to ensure you get the best possible outcome in terms of budget, time and quality. Costly mistakes are usually the result of not considering this step or letting your builder do what’s easier for them rather than what’s best.

Where needed, we liase with other contractors or specialists to explore options and solutions, to ensure a complete design that offers the best quality for the set budget.
